Vishmaya Properties exists because too many families in Coimbatore have been sold land they couldn’t actually register. We built the company around the one thing that fixes that: verification, done properly, before a single sqft is sold.
Vishmaya Properties was started by a small group of Coimbatore-based engineers and a practicing advocate who kept running into the same situation: buyers who’d already paid for plots with unclear titles, layouts with no DTCP sanction, or land caught in inheritance disputes nobody disclosed.
We started with one rule that hasn’t changed since: no plot gets listed until its title, survey number and patta have been independently verified — not by the seller, by us. That meant slower launches in the early years. It also meant zero disputed-title cases in almost a decade of selling land.
Today that same discipline covers DTCP layout approvals, RERA registration, encumbrance certificate checks, and bank loan coordination — handled in-house, end to end, for every plot and house we sell across Coimbatore’s growth corridors.
We’re still a Coimbatore company first. We know these roads, these revenue villages, and the local offices where title problems actually get resolved — which is exactly where most outside developers fall short.
